Our service
Our commercial finance team provide a commercial finance broking service and banking consultancy advice. Charter is a member of the National Association of Commercial Finance Brokers. We understand business, what drives it and where to look for the funds to finance it. We also understand how the lenders think on a wide range of business issues including credit approval, security and pricing.
Our services
At a practical level we assist businesses in a number of ways; Commercial Mortgages, Working Capital, Asset Finance, Banking Consultancy and Corporate Finance.
Commercial Mortgages
There are scores of lenders and it is important to select the most suitable one for what is likely to be a long-term commitment. We can guide you towards the correct choice and offer advice in the key areas of; Interest rates, market pricing and fees, appropriate forms of interest hedging, security and the wording of loan agreements
Working Capital
As with commercial mortgage finance, the sources and nature of working capital are extensive: Bank Overdrafts, Factoring, Confidential Invoice Discounting, Stock finance and Small Firms Loan Guarantee.
Each has its own use in particular situations and providers have their individual business preferences and criteria. Making a choice without advice can be a lottery; making the wrong choice can be expensive.
Asset Finance
We have a wide range of contacts amongst the asset-based lenders from the major finance houses to less well-known institutions some of which, in appropriate circumstances, adopt a more flexible approach to proposals.

Case Studies
Arranging Funding
- Raised 200,000 GBP development loan to finance the conversion of redundant farm buildings to desirable country properties.
- Re-financed a hotel's existing term loan and raised additional funding for extra rooms involving total facilities of 750,000 GBP.
- Arranged funding of 3.9m GBP in addition to existing facilities to finance improvements to a country-house hotel and leisure complex. Our work was the preparation of the business plan, advising on the financial forecasts and supporting the client in all negotiations with the bank.
Consultancy & Advice
- Advice provided to business owner on alternative offers of finance totalling 8m GBP and the associated interest-hedging strategy.
- We were consulted by a client whose bankers were seeking to re-negotiate lending covenants. Our review of the loan documentation and other financial information led us to the conclusion that the new covenants were not onerous and should be accepted. It also revealed that the bank had taken fees in previous years for which there was no provision in the loan agreement and our view was that these fees should be refunded. The bank obliged and also retained its customer who, being re-assured on the matter of the loan covenants and pleased with the refund of fees, avoided the inconvenience of changing banks which had been under consideration. A win-win outcome.
Removing Obstacles & Solving Problems
- Loss-making consultancy required extra funding to finance an expected up-turn in business but the bank declined the initial request for increased loan facilities. We advised the directors on profitability improvement and financial structure. We also prepared a business plan and financing proposal on the basis of which the bank agreed to support the company. Business targets were achieved, all bank debt was repaid on schedule and personal assets required as security were released by the bank.
- Facilities of 2m GBP arranged with a clients banker, who having misread a situation, were in danger of losing the business to a competitor. Another win-win outcome.
- A company with bank borrowings of 300,000 GBP and Crown debts of 90,000 GBP and under intense pressure to reduce/repay both approached us for assistance. We arranged, on competitive terms, a funding package of 635,000 GBP which dealt with both problems and allowed a significant injection of capital into the business.
